What a lender is actually asking
- Where exactly does this money go?
- What does it produce, and by when?
- What happens to repayment if it produces half of that?
Answer those three in a page and you have outperformed most applicants.
Build the capital stack before you need it
Relationships opened in a calm quarter get used in a hard one. Introduce yourself to lenders while your statements are strong, not when payroll is tight.
The best time to raise is when you can credibly walk away.
